Landlord willing to include basic leasehold improvements including replacing missing or broken light bulbs, replacing missing or broken light lenses, replacing missing or broken ceiling tiles, warranting that all electrical, plumbing, and HVAC systems are in good working order on the date set for occupancy, and a professional cleaning of the unit. Additional leasehold improvements are available such as installation of new flooring, epoxy flooring in the warehouse, repainting all office walls and door frames, and new washroom fixturing, but this will increase the base rent accordingly.
